SHOULD I BUY OR RENT A HOUSE?
There are several pros to buying a house vs. renting one:
-
Building equity: When you buy a house, you are building equity, which can be used to borrow against or to sell the house for a profit later on.
-
Tax benefits: Mortgage interest and property taxes can be tax-deductible, which can result in significant savings.
-
Stability: When you own a home, you have more stability and security because you are not at risk of being evicted or having your rent increased.
-
Customization: When you own a home, you have the freedom to make changes and improvements to the property, which can increase its value and make it more livable for you.
-
Forced savings: Paying a mortgage can be seen as a forced savings plan, as each payment is paying off part of the loan and building equity in the property.
-
Appreciation: Over time, property values tend to appreciate, which can increase the value of the home, and if the homeowner sells it, they can make a profit.
-
Community: Owning a home can be a source of pride and can be a way to establish roots in a community and invest in the local area.
-
Long-term investment: Buying a house can be seen as a long-term investment that can appreciate in value over time, providing a nest egg for the future.

WHAT IF I WANT TO SELL THE HOUSE MYSELF?
Selling a home "by owner" (FSBO) can be a cost-effective way to sell a property, but it also comes with some disadvantages. Here are a few:
Limited exposure: Without the help of a real estate agent, your property may not receive as much exposure to potential buyers as it would if it were listed on the multiple listing service (MLS), which is a database of properties for sale that is only available to real estate agents.
Pricing: Setting the right price for a home can be challenging, and many homeowners who sell FSBO tend to either overestimate or underestimate the value of their property.
Legal and paperwork: Selling a home can involve a lot of legal paperwork, such as contracts and disclosures. Without the help of an experienced agent or attorney, it can be difficult to navigate this process and ensure that everything is done correctly.
Showings: Arranging showings and open houses can be time-consuming and inconvenient. As a FSBO, you'll be responsible for showing the property and answering questions from potential buyers, which can be emotionally and mentally draining.
Limited negotiation skills: Real estate agents are trained in negotiation and can often help buyers and sellers reach a mutually beneficial agreement. Without this expertise, homeowners may have a harder time closing a sale and may not get the best price for their property.
Limited knowledge of local legal and Tax implications: A FSBO may not have knowledge of local legal and tax implications of selling a property, which could lead to mistakes and complications.
Time-consuming: Selling a home can be a time-consuming process, and it can be even more so if you're doing it on your own. It will take your valuable time to list your property, show it to potential buyers, and handle all the paperwork required to close the sale.
